Based in the Charlotte, NC area, you’ll step into a role where your expertise in dynamic pricing and sales velocity directly shapes the future of communities in the Carolinas. **Your Mission:**
You will be the architect of our sales strategy, entrusted with overseeing all sales functions. Your primary focus will be maximizing the ROI of our lot inventory through intelligent pricing and pace strategies to combat margin erosion. You’ll lead and develop a team of 3 Sales Managers and approximately 12 sales agents, while also cultivating relationships with outside agents in key markets like Savannah.

**What You Will Do:**

* **Drive Strategic ROI:** Collaborate directly with Land, Finance, and Operations to ensure each community yields optimal revenue and efficiency. You’ll master the balance of price versus pace, making data-driven decisions on sales releases, spec inventory, and lot takedown cadence to protect margins.
* **Lead with Data:** Establish and manage forecasting models that integrate pricing, incentives, and market trends. Your analysis will guide strategies that enhance profitability and ensure revenue predictability.
* **Align for Growth:** Synchronize marketing spend, sales strategies, and community rollouts to accelerate absorption and strengthen our market position. Every strategy you implement will be measured by its contribution to growth.
* **Build the Foundation:** Create and implement the sales department’s standard operating procedures (SOPs), ensuring consistency, excellence, and compliance across all operations.

**You Bring:**
* A minimum of 3+ years in a senior sales leadership role, ideally within homebuilding or a related B2C construction/real estate industry.
* A proven track record of developing sales strategies that directly improve lot inventory ROI and margin stability.
* Expertise in dynamic pricing models and managing the critical balance between sales velocity and profitability.
* Strong analytical skills to forecast trends and translate data into actionable plans.
* The innate ability to lead, mentor, and inspire a team while building cross-departmental partnerships.

**Compensation & Details:**
This role offers a compelling package designed for a top-tier leader:
* **Base Salary:** $150,000 - $165,000 per year
* **Bonus Potential:** $50,000 - $100,000 annually
