**Your Mission**
You will report directly to the CEO and sit on the executive team, where your primary focus will be maximizing the return on investment of the company’s most valuable asset: its lot inventory. That means you’ll be the architect of dynamic pricing strategies that combat margin erosion while accelerating sales velocity. You’ll balance price vs. pace with surgical precision, constantly analyzing market conditions to find the sweet spot between profitability and absorption.
**What You’ll Do**
- Collaborate with Land, Finance, and Operations to ensure every community yields optimal revenue, pace, and lifecycle efficiency. You’ll be the glue between these teams, turning data into decisions.
- Oversee sales release strategies, spec inventory planning, and lot takedown cadence to protect margins and deliver predictable revenue. No guesswork—just disciplined execution.
- Align marketing spend with sales strategies and community rollout plans, ensuring every dollar drives faster absorption, stronger margins, or a sharper brand position.
- Build forecasting models that integrate pricing, incentives, traffic trends, and market data. You’ll make data-driven decisions that protect ROI and keep the company ahead of the curve.
- Directly supervise the Marketing Manager and Online Sales Consultant (OSC), providing clear direction and accountability while fostering a culture of collaboration and continuous improvement.
**What You Bring**
- 5+ years of senior leadership experience in sales and marketing, ideally within homebuilding, real estate, or a related industry.
- A proven track record of developing and executing sales strategies that drive revenue growth and customer satisfaction.
- Deep experience with dynamic pricing, inventory management, and ROI optimization for land assets.
- The ability to lead cross-functionally—you’re as comfortable talking lot takedown cadence with Land as you are discussing brand positioning with Marketing.
- A hands-on, collaborative leadership style. You don’t just delegate; you dig into the data and help your team win.
**Compensation & Perks**
- Base salary: **$200,000 – $225,000 per year**
- Performance pay: **50% of base salary**
